What First-Time Buyers Should Know About Interest Rates in 2026

One of the first questions I hear from every first-time buyer is: “What about the interest rate?” It is a fair concern. Rates directly affect how much home you can afford and what your monthly payment will look like.

As of mid-2026, mortgage rates are sitting in a range that, while higher than the historic lows of 2020–2021, is well within the norms of the last 30 years. The key thing to remember is this: you marry the house, but you date the rate. You can always refinance if rates drop, but you cannot go back and buy a home at today's price.

How Rates Affect Your Purchasing Power

Let me put it in plain numbers. If you qualify for a $300,000 loan at 7%, your monthly principal and interest payment is roughly $1,996. If that same loan is at 6%, it drops to about $1,799 - a difference of nearly $200 per month. That is real money, and it matters.

But here is what I tell my clients: do not let the rate scare you out of the market entirely. In many North Texas communities, home values have been appreciating steadily. Waiting for rates to drop could mean paying more for the same home a year from now.

What You Can Do Right Now

Get pre-approved, not just pre-qualified. A pre-approval letter tells sellers you are serious and gives you a clear picture of what you can afford. I work with several local lenders who are great with first-time buyers and can walk you through the numbers.

Shop your rate. Not all lenders offer the same rates or fees. I can connect you with multiple lenders so you can compare options. This is one of the most important financial decisions you will make, and you deserve to see all your choices.

Consider your total monthly budget. The mortgage payment is just one piece. Factor in property taxes (Texas has no state income tax, but property taxes are higher), homeowner's insurance, HOA fees if applicable, and maintenance costs.

The Bottom Line

Interest rates are one factor among many. The right home, in the right area, at a price that fits your budget - that is what matters most. A good rate on the wrong house is still a bad deal. I am here to help you find the home that fits your life, and to make sure you understand every number along the way.

What is important to you? If you are ready to explore your options, I am just a phone call away.
